District One MBR City set for big Mumbai debut
UAE-based developer Meydan Sobha is set to showcase District One, the first residential community taking shape in Mohammed Bin Rashid Al Maktoum City (MBR City) in Dubai, at a key property show in India's commercial capital of Mumbai. The Dubai Property Show will run from November 3 to 5 at the city's Bandra Kurla Complex. The newly-launched District One Residences will offer a unique waterfront living option to Indian investors who value highly the emirate’s status as a safe haven for property acquisitions, said the company in a statement. Between January 2016 and the end of June 2017, official Dubai Land Department figures showed that Indian investors had made 10,628 transactions worth more than Dh20.4 billion ($5.55 billion) in Dubai real estate, second only in volume and value to UAE nationals. With a total land area of 45 million sq ft, enclosed by glorious green natural surroundings, the District One presents one of the lowest density villa developments in the heart of any international city. The one-, two- and three-bedroom apartments will be another component to the stunning new community just 4km from Downtown Dubai, with its distinct waterfront views, complementing the villas and mansions of Phases One and Two. Starting at Dh1.1 million ($299,409), the waterfront apartments will be available for sale from the Mohammad Bin Rashid Al Maktoum – District One stand at the property expo, said a top official. "District One has been designed in line with the vision of HH Sheikh Mohammed bin Rashid Al Maktoum, Vice-President, Prime Minister of the UAE and Ruler of Dubai, and is like nowhere else in the world," remarked Saeed Humaid Al Tayer, the chairman and CEO, Meydan. "With the first residents moving in earlier this year, it is an exciting time to introduce a new choice to buyers for Mohammed Bin Rashid Al Maktoum City - District One," he stated. According to him, District One Residences will offer home owners the only waterfront apartment living in the centre of Dubai, with beachfront access for every resident and a new level of community living at a distinguished address which puts the very best quality of life at the forefront. "We are proud to be adding to Dubai’s status as one of the most desirable cities in the world in which to live. We are creating a beautiful, luxurious community offering the most central freehold villa and apartment properties in the heart of the city’s centre overlooking what will become the world’s largest manmade water body," remarked Al Tayer. District One brings together a 7km water body, sublime beaches, a 14-km boardwalk, sweeping parklands and breath-taking architecture. The Water Body at District One offers residents exclusive access to swimming, paddle boarding, and other non-motorized aquatic leisure activities. State-of-the-art environment-friendly technology keeps the waters crystal clear, adding to the appeal of a feature which industry experts say will overtake golf courses to become the amenity of the future for luxury real estate developments. The 8.4-km District One Cycling and Running Track has become one of the most popular attractions in town for the UAE’s growing number of cyclists and runners since its launch in December 2015. Two new tunnels have also been added to the track to ensure the safety of all those taking advantage of the free facilities, which are equipped with 386 solar light poles for environmentally friendly and energy efficient light at night. PNC Menon, the chairman and founder of Sobha Group, said: "Our participation in the Dubai Property Show in Mumbai is very important as it provides us with an opportunity to talk directly to a number of our investors and introduce the new apartment concept to potential buyers in India." The response to Phase Three has been very positive and we have seen there is a strong demand for low-rise apartment options in the heart of the city centre, he stated. "We have received a good deal of interest from end users and investors alike, who recognise that luxury waterfront apartment living can offer excellent returns and unrivalled residential experiences," he added. District One is also situated next to the spectacular Meydan One leisure, commercial, and entertainment destination, Meydan One will host the world's tallest residential tower, the tallest observation deck, the longest indoor ski slope and the largest dancing fountain as well as the newly launched Meydan One Mall.
