Mubadala unveils Abu Dhabi community project masterplan
UAE-based Mubadala Real Estate and Infrastructure has unveiled the masterplan for Arzanah, a major community project designed to become the new urban destination of Zayed Sports City in capital Abu Dhabi. A 1.9 million-sq-m development, Arzanah will comprise a mix of residential, retail, hotels, education, sports, and healthcare offerings, and will be located at the gateway point to the capital. It is a fully integrated development which will offer an exceptional blend of entertainment, sports, and retail options, in addition to a waterfront, allowing residents to discover the perfect setting for recreation and relaxation.
An urban destination in the centre of Abu Dhabi, the planned Arzanah development will complement the 43,000-seat Zayed Sports City Stadium; luxury-living residential towers, Rihan Heights; and specialty health and wellness centers, Healthpoint and Imperial College London Diabetes Centre (ICLDC), said the Abu Dhabi company in a statement. From a retail perspective, the plans include a 316,918-sq-m indoor shopping centre, which will house a bowling alley and ice rink, and other family-focused entertainment elements. In addition, investment plots are available for school developments by third party developers, it added. Sheikh Hazza bin Zayed Al Nahyan, the national security advisor and vice chairman of the executive council of Abu Dhabi, visited the Mubadala stand at Cityscape Abu Dhabi and was given an update on the project development by Ali Eid Al Mheiri, the executive director of Mubadala Real Estate and Infrastructure. "We are proud to present our visionary plans for Arzanah, a unique and innovative offering for the Abu Dhabi community, as well as the capital’s growing number of regional and international visitors," said Al Mheiri. "Arzanah will present an exciting urban living concept to existing and potential residents of Abu Dhabi, allowing them to benefit from the multitude of facilities on offer and the additional amenities being constructed as part of the surrounding Zayed Sports City," he added. Located just minutes away from Abu Dhabi City Center, the Abu Dhabi National Exhibition Center, and Abu Dhabi International Airport, it will be easily accessible via a comprehensive road network. According to him, the proposed site is one of the few remaining parcels of undeveloped prime real estate in Abu Dhabi. “Via the Arzanah development, Mubadala will also help further drive the growth of Abu Dhabi’s retail, healthcare, residential, entertainment, education, and hospitality sectors; supporting the diversification of its economy in line with the Government’s vision,” noted Al Mheiri. Alongside the Arzanah plans, Mubadala’s Cityscape Abu Dhabi stand is also showcasing investment and leasing opportunities on Al Maryah Island, Abu Dhabi’s business and lifestyle destination, for which it is the master developer. “We are delighted to offer companies and individuals the opportunity to invest in, or move their business to Abu Dhabi’s prime business and lifestyle destination, which benefits from outstanding existing infrastructure, Grade A office space and premium retail and hospitality developments,” he added. Leasing opportunities for businesses to join the vibrant Island community are available within 180,000 sq m of office space across four Grade A commercial office towers at Abu Dhabi Global Market Square, the commercial heart of Al Maryah Island, said the top official. Four Seasons Hotel Abu Dhabi at Al Maryah Island, which opened in May last year, also presents leasing opportunities within its residences. In a vibrant urban community right on the water, the hotel welcomes guests with bright, open spaces, embracing expansive views of the city skyline, and the sparkling waves of the Arabian Gulf, he noted. In addition to leasing opportunities, Al Maryah Island is also offering a selection of investment opportunities for premium, ready for development, land plots. As a master developer, Mubadala will ensure developers meet the guidelines and design controls of the concept master plan in keeping with the existing vibrant island community
